Dear LCCPOA Members:

Enclosed you will find the proposed Operating and Reserve Budget for the year ending December 31, 2024. Please look it over. If you have questions or would like to comment on any of the proposed expenditures, attend the LCCPOA Board Meeting on Monday, November 13, 6 pm at Royal Palm Country Club clubhouse on Forest Hills Boulevard. If you have specific questions but cannot attend the meeting, email Astrid DiGrazia of Resort Management ADITGRAZIA@RESORTGROUPINC.COM and she will forward them to the Directors. This is your opportunity to comment on budget items. A final vote to ratify the budget will be conducted at the November meeting.

The proposed budget increases dues by $10, to $225 per year. Inflationary trends have continued during the past year, and prices for many goods and services have increased and will likely continue to rise in the foreseeable future.

You will note we are proposing to maintain the higher level of contribution to our Reserves – $25,000 vs. $19,500 that was assessed in prior years. This money is transferred to a savings account set aside for specific future needs such as replacement of wells and irrigation, entrance and signage improvements, landscaping and storm cleanup.

For 2024 the Board is proposing an expenditure of $40,000 from reserves dedicated to improving the appearance of our medians on Augusta and St. Andrews Boulevards. These past few years we have lost many palms and shrubs to accident and disease. Others foliage has simply outlived its purpose and needs to be replaced. Although plantings on the medians may be disrupted by Collier County’s water-sewer line replacement project, the County will replace any disturbed plantings. The Board decided it was important to make improvements now rather than wait for a project that may still be years away.

NOTE THIS MAILING IS NOT A BILL. PLEASE DO NOT SEND PAYMENT TO RESORT MANAGEMENT UNTIL YOU ARE BILLED. THE DUES AMOUNT INDICATED IN THIS LETTER IS NOT OFFICIAL UNTIL RATIFIED BY THE BOARD IN NOVEMBER.
